How to Clear a Rental Property Between Tenants
A turnover gets harder to schedule when the painter is waiting for a room to be cleared and nobody knows whether the appliances are staying. A short list by room gives everyone the same plan.
Confirm what the crew is authorized to remove
Have the owner or property manager identify the approved items and any belongings that still need a decision. Put the keep list in writing and mark items clearly at the property. Resolve questions about former tenants’ belongings before authorizing the cleanout.
Document the space and the route
Take a wide photo of every room and storage area included in the job. Photograph the stairs, gates and loading spot. Provide a named contact for access and tell the crew how the key or entry code will be handled on the day.
Separate hauling from repair work
List loose items separately from flooring, attached cabinets, fixtures or debris left by a contractor. Confirm who handles each job and arrange the sequence so the cleanout team and the repair crew aren’t working in the same room at the same time.
Close out the scope
Walk through the agreed rooms and loading areas with the crew, or arrange how you’ll verify the work if you’re off site. For a Pinellas County turnover, see our rental property cleanout service and request a quote with photos and your deadline.
